Build-to-Suit 1031 Exchanges
In a Build-to-Suit exchange, the Qualified Intermediary acquires the replacement property and builds or renovates it into a suitable Like Kind property for exchange.
This method of exchanging is particularly useful because the replacement property can be a new building on raw land or even a renovation of an existing structure.
Both traditional and reverse exchanges are possible, depending on a number of factors, such as whether the replacement property has been identified, its status as well as the status of the property to be exchanged.
